Lease Options

Want to own a home but now isn't the right time?  We offer leases with an option to purchase on several of our properties.  Many times this is the perfect solution.  You can lock in a price and also get a credit towards your down payment with each month you pay your rent on time.

It works like this:  Rent a property that has this option available.  We negotiate a sale price and terms for the option (3, 5, or 7 years).  All of the terms are set up front so you know exactly how the purchase will look.  At the time of lease, you will pay a non-refundable down payment that is credited at time of purchase plus a refundable security deposit which will be returned to you when you purchase.  For every month your rent is paid on time during the option, you receive a credit towards your down payment.  This is usually $100 per month; however, this amount can be negotiated.  When the time is right during the terms of the lease, you may execute your option to buy.  We will prepare all of the necessary documents that are needed and help you every step along the way.

We also have a Flex Lease Option.  We have a few properties to rent that will allow you to buy any home on the market while renting this one.  Basically, if you use Greenwell Realty as your buyer’s agent, we will allow you to break your current lease and purchase any home of your choice!
