Monthly management fee: 8.5% of gross collected rents each month. This means that we are paid nothing if your unit is vacant or if the tenant is behind on the rent. It’s a strong incentive for Greenwell Property Management to fix problems quickly when they arise. We collect all rents electronically from tenants and likewise pay owners electronically. Your rent just shows up automatically in your chosen bank account. This increases the effectiveness of timely rent collection and it adds convenience for you.
Repairs We complete some repair work in-house through Greenwell Home Improvement, Inc. at costs to you which are below the cost outside vendors charge. We respond to tenant service requests the same day, and in many cases can fix the problem that same day. For specialized repairs we have a network of skilled trades people that have proven to us to be prompt and professional in there trade.
Tenant placement: We charge our owners a very competitive 60% of the first month’s rent when a new tenant is placed in a vacant unit. We also charge an additional 30% one first month’s rent “quick turn” bonus when we successfully place new tenants without vacancy or interruption in rents. This provides an additional incentive for us to align with your goal of minimum vacancy.
Underwriting: Our prospective tenant checks are very thorough. Tenants pay a low application fee of $18 per adult. We pull credit reports, criminal background reports from two sources; verify driver’s license status, and employment, among other checks. We know that cost of placing a problem tenant can be enormous. They waste our time and your money, so we do all we can to avoid these issues from the start. We have refined these systems repeatedly over the years and the evidence now shows that we are attracting higher quality tenants than ever before. This is part of our regular service provided at no charge to you.
Lease renewal: Tenant turnover is a reality but can be expensive. Good tenant renewals are preferred and we treat the tenant as a valued customer, so they will renew each year. Our incentive to do so is the 20% of one month’s rent we charge each time year that a tenant renews their lease. We also encourage multi-year leases if the owner desires.
